Residential complex WIN Herăstrău expands: unique investment opportunity and acquisition model for the Romanian market
Bucharest, 26.11.2024 – WIN Real Estate starts the construction and WIN Brokers launches the sales for the last building completing the WIN Herăstrău residential complex, located in the vicinity of Șoseaua Nordului. Until December 15, 2024, the offer is available to the WIN Alliance community, according to a priority and preferential pricing system. WIN Real Estate (formerly PSC Group), the real estate developer of WIN Herăstrău, has initiated the construction procedures and WIN Brokers has launched the sales for the last building completing the complex. The new building will have a limited number of 50 apartments and commercial spaces. For a limited period of time, until December 15, 2024, the WIN Alliance community will have priority access to this offer. Its members include customers from all four WIN Alliance divisions, namely WIN Real Estate, WIN Gallery, WIN Brokers and WIN Motorsport. This type of initiative is part of a longer series of actions that WIN Allliance designed to honor the loyalty of those who share its values and vision, in the business and social spheres.
This new generation of real estate product completes and complements the existing, already populated buildings of the complex. WIN Herastrau counts with niche facilities integrated in a concept distinguished with prizes at the Annual Architecture Competition and Romanian Property Awards.
Due to several factors including inflation, the war in Ukraine, the post-pandemic effects, the unpredictability of logistical chains, the increasingly meticulous building permit process implemented in Bucharest and others, the cost of construction has significantly increased. In order to counterbalance these challenges and facilitate access to a wider spectrum of customers, apartments in the new building will be available for purchase in two formats: a) in the classic system, where the full price of the apartment and the land where the building is located are due in full; b) in a system inspired by Western European countries but introduced for the first time to the Romanian market, where the full price of the apartment is payable in full and the adjusted price of the land on which the building is located is to be covered over a period of 30 years.
This new system, while well-established on the Western market, represents a novelty for the Romanian market and will certainly generate questions about the way it works. First, it does not affect the right to sell, rent, etc. and it does not restrict the freedoms or privileges normally associated with property ownership. What is achieved by adopting it, in addition to a significantly better payment model for the client, is the commitment of the developer, over the long term, to maintain the quality of the project and the creation of a team-type relation between developer and buyer, with the two united by a common goal.
In the context of recent problems experienced by some segments of the Romanian real estate market, it is optimal for the private sector to be proactive and propose solutions to restore confidence. Legislative norms can be of help but ultimately a functioning, competitive and fair market fundamentally dependents on the relationship between the two parties to a sales contract.
